Broadway Square Mall owners planning Expansions for additional retail space and restaurants

The owner of Broadway Square Mall is seeking to make major changes that would add retail stores on the south side, build a new anchor store and add restaurants on outlying portions of the property.

Tyler — The owner of Broadway Square Mall is seeking to make major changes that would add retail stores on the south side, build a new anchor store and add restaurants on outlying portions of the property.

These changes would bring 117,615 square feet of new retail space to the property. The proposal also calls for the demolition of an existing anchor store.

Halff Associates filed documents with the city of Tyler on behalf of Simon Property Group L.P., the owner of Broadway Square Mall, seeking approval from the Planning and Zoning Commission to make changes on the property.

The Tyler Planning and Zoning Commission will consider the proposed site plan at its regular meeting at 1:30 p.m. on Tuesday at Tyler City Hall. The panel could approve, deny, or delay action on the proposed site plan.

The Broadway Square Mall is a 45-acre property with 630,000 square feet of retail space. The mall historically had the highest amount of retail space in Tyler, but is now second to Village at Cumberland Park, which had 650,000 square feet in January and has been filling another 60,000 square feet.

“We're looking forward to further enhancing the customer's shopping experience at Broadway Square as we begin working on redevelopment plans with the city of Tyler,” Les Morris, a spokesman for Simon Properties, said in a statement.

“If approved, this would allow Broadway Square to proceed with exciting new retailers and concepts which will be a great positive for the property and offer even more options for our shoppers,” Morris said. “We look forward to sharing more details in the coming months."

The proposed site plan calls for three new buildings with sizes of 46,627 square feet; 35,246 square feet; and 35,742 square feet. There would be two smaller buildings for future restaurants on the eastern side of the property, near Broadway Avenue.

Some of the existing parking on the southern side of the current Broadway Square Mall would be removed in order to make way for the new buildings, according to the site plan. New parking spaces would be added elsewhere on the property.

Tom Mullins, the CEO of the Tyler Area Chamber of Commerce, said the changes are good news for the Tyler area, and proof that the mall is not going away, as he said many have feared since the Village at Cumberland Park was built.

“I think it shows that Tyler’s retail trade area is still very strong, and that there’s enough retail activity for the (Broadway Square Mall) to continue to invest and upgrade,” Mullins said.
